Sky Management manages your property “proactivley”, also keeping it in the best condition possible, renting it and paying all the necessary bills. We also assure to correct any issues that may arise with your investment in a timely manner.
Sky Management is accountable to the Property Owner.
You will know if your property needs upkeep or repair and we will oversee any job that needs to be done. We deal with insurance companies and claims for you. We drive by the property to see if anything is amiss and contend with tenants accordingly. We handle all communications with your tenants and protect your privacy. Sky Management also provides you with a Market Analysis to help assist in your decision to either sell or maintain your property as a rental. In other words, we manage your property – whatever it takes.
Sky Management’s Property Management Services include:
- Arranging the maintenance, repairs and purchases of materials/ supplies for capital expenditures for your property that are consistent with the financial goals of the Owner.
- 0% Financing on Makeready services amortized over a 3 month term.
- Reviewing all service contracts to ensure top quality service at a reasonable cost to the Owner.
- Thorough periodic inspections of the exterior and interior of the property to maintain a high standard of quality of life for the tenants.
- Promoting good tenant relations.
- Advertising to rent all vacancies.
- Collecting rents and other income in strict compliance with the terms of the lease agreement.
- Delivery of legal notices and necessary Court actions.
- Liaison with Real Estate Agents and Inspectors for property inspections and appraisals.
- All accounting functions, including comprehensive monthly and annual financial statements.
- Providing all records to the owner, including year-to-date income and expense figures.
- Onsite caretakers for larger property complexes.
Property Management Fees
One of the basic principles of Sky Management is:

Many property management companies will charge you a minimum monthly fee, even if the property is vacant. Sky Management is different, in that, we charge a flat 10% percent of the monies collected for the property (plus applicable taxes (State of NM Gross Receipts Tax). There is one-time set-up for each property managed.
Advertising. Our owners are only charged for the cost of print advertising or any special banners. Sky Management uses a number of mediums for advertising your rental property. We have signage at all properties, post your property vacancies on our website with a description and exterior and interior pictures, advertise in the local print media (Albuquerque Journal, Rio Rancho Observer, Quik Quarter, Penny Saver, The Daily Lobo (University of New Mexico) and The Nucleus (Kirtland AFB newspaper).
No Leasing Fee is charged. Many property management companies will charge a leasing fee each time your property is leased. We only charge a flat 10% percent of the monies collected for the property (plus applicable taxes (State of NM Gross Receipts Tax) after a tenant is found.
Delivery of Legal Notices is not a separate charge. Sky Management does not charge additional fees for time spent supervising your repairs, delivering legal notices or attending Court on your behalf.

Homeowners Association Management
Specializing in Smaller Homeowners Association Management.
To give a more personal touch and more attention to our Homeowners Associations (HOAs), Sky Management specializes in managing the smaller HOA’s, normally 200 or less owners. Sky Management can still offer all the services of managing the legal entity of a HOA, but offer more “one on one”, personal service to each owner’s needs.
Our basic management services include interacting directly with the HOA Board of Directors, full accounting of the HOA financial records including accounts payable, attending the monthly or quarterly meetings, managing vendors and suppliers, common area maintenance, enforcing the CC&R’s and visiting the properties to ensure compliance with the upkeep and appearance.
